We balance the door, lubricate the springs, rollers and hinges, tighten every fastener, test the opener's auto-reverse and photo-eye sensors, and flag any worn cable or spring before it strands your car. One visit a year covers a typical door anywhere in Greater Vancouver — best booked in autumn, before the first cold snap spikes spring failures.

What's in the 25-point tune-up
- Spring tension and balance test (door should hold halfway on its own)
- Lubricate torsion springs, rollers, hinges and bearings with proper non-gumming lube
- Inspect cables and drums for fraying and rust
- Tighten track brackets, hinges and fasteners loosened by vibration
- Test the opener's auto-reverse safety and photo-eye sensors (a code requirement, and a real safety one)
- Check and adjust travel limits and force settings
- Replace worn weather seals on request
